VENTURE COMMERCE CENTER – Palmdale is located in the Trade & Commerce Center area, on Commerce Avenue between Trade Center Drive and 5th Street West. Palmdale is approximately 55 mile northwest of the Los Angeles Civic Center and 25 miles north of the San Fernando Valley. VENTURE COMMERCE CENTER - Palmdale is easily accessible from Highway 14, which connects the Antelope Valley to Los Angeles County communities to the south.

While Palmdale is known as a home to the aerospace industry (Boeing, Lockheed Martin, Northrop Grumman and all others have plants here), it has also sought other businesses through the Antelope Valley Enterprise Zone and the Palmdale Foreign Trade Zone. BUILDING FEATURES
VENTURE COMMERCE CENTER properties are available in three styles at the Milpitas location. Most of the properties within Buildings 514 through 650 (south of Commerce Avenue) are built with two-story fully-finished office on the front side and a 21' clear height in the back "Flex Area," as show on the Floor Plan below. The rear side of each of these "Flex" properties is built with a roll-up truck door. If preferred, the truck door can easily be converted to office-style glass windows and a glass entry door. The properties located at the ends of these buildings do not have a Flex Area and are all-office and fully finished, with either one or two stories. All of these properties in Buildings have pre-installed plumbing for kitchenettes and can include stainless steel sinks, cabinets and appliances. Two first-floor tiled restrooms built in compliance with A.D.A. regulations are included in the larger properties. The smaller properties are built with one restroom. Offices are heated and air conditioned on both the first and second floor levels. All properties have private parking.
FLOOR PLAN OF FLEX PROPERTY

Buildings A, B and C (north of Commerce Avenue) offer a unique opportunity. Instead of buying a property within a building, businesses can buy an entire building! Unlike the building designs described above, Buildings A, B and C are built without interior walls or finishes, so the business owner can custom design the building according to his/her needs and preferences. These buildings range in size from 12,000 to 32,400 square feet and are built with several exit doors, including roll-up truck doors, in order to maximize the many ways that one could choose to build out the space. Some businesses may find that they will need the entire building while others may decide to occupy half and sell or lease the remaining portion. These buildings were specifically designed to be easily divisible.
SITE PLAN

Please note that all Venture Commerce Center properties, including the stand-alone buildings,will be assigned individual street addresses. The addresses have already been assigned at the properties south of Commerce Avenue, as indicated on the Site Plan. The stand-alone buildings will be assigned individual street addresses soon as well and will no longer need to be referred to with their letter designations.

The buildings are Class-A office building designs constructed of steel-reinforced raised concrete panels. The individual wall panels weigh up to 88,000 pounds and are 8" thick. VENTURE COMMERCE CENTER properties are built to last!
A uniform color palette is used with varying colors employed on the individual properties. Brushed aluminum canopies are installed on some properties and large main entries at others.
On the closing date, most VENTURE COMMERCE CENTER properties are finished and ready for immediate occupancy. Due to varying company requirements, internal office walls are not included but VENTURE COMMERCE CENTER offers the owner’s choice of 3 alternative interior improvement plans that can be constructed prior to the close of escrow. In addition, several highly regarded local contractors are available to construct custom interior improvements.
OWNERSHIP BENEFITS

PURCHASE
VENTURE COMMERCE CENTER properties can be purchased with a minimal 10% down payment using Small Business Administration (SBA) and other conventional financing programs that are arranged and ready to go. The underwriting requirements are rather liberal, and most experienced, and many new start-up, companies easily qualify. The buyer invests only 10% in cash equity and pays loan fees and closing costs. At today's low interest rates, the monthly payments are often well below market rents for comparable properties.
FINANCING
Financing is available from the Small Business Administration (SBA), GE Credit, Lehman Brothers, Bank of America, Wells Fargo Bank and dozens of other sources. As little as a 10% down payment is required. Financing will also pay the cost of your custom interior improvements. Both fixed and adjustable interest rate programs are available. Qualification is quick and easy.
LEASE-TO-OWN
A unique Lease-to-Own Program has been created for companies that desire to own their real estate, but are not yet ready to make the purchase. A 3 to 5-year lease is available with an option to buy at a pre-set price at any time during the first 3 years of the lease period.

Shell or Finished: Flex properties are available in shell condition or fully finished. Buyers can elect to design and construct their own improvements or move right in.
Interior Improvement Work: VENTURE COMMERCE CENTER offers several alternative space plans and can complete most interior improvement work prior to the close of escrow.
Rear Windows / Doors: The rear side of the properties is built with a roll-up truck door. If preferred, they can be fitted with glass "storefront" windows and a glass access door.
Commercial Ceilings in the Flex Area: Panelized ceiling system with integrated parabolic lighting can be installed throughout the rear Flex Area in buildings used entirely as offices or laboratories. The ceilings incorporate lighting, heating / air conditioning and fire sprinkler systems.
Floor Covering in Flex Area: Commercial carpeting or hard-surface flooring can be installed throughout the Flex Area. If the Flex Area is being entirely for office purposes, the same carpet that is already installed in the front two-story office areas could be installed in the rear.
Office Walls: The internal office walls shown on the adjacent drawing are not included because wall placement requirements vary so greatly from one company to another. Flex Area Heating and Air Conditioning: Companies that do not require commercial ceilings in the Flex Areas can order energy-efficient heating and/or air conditioning systems to operate within their high ceiling areas.
Electrical Panels: Electrical power supplies can be increased to meet individual user’s needs. All buildings are designed with electrical rooms equipped to handle the needs of larger power users.
